• Real Estate Financing (up to 100% loans)
A retainer is required for this Service. The Funder needs also a commitment fee upon firm Loan Offer. ONLY APPLICABLE IF THE COLLATERAL IS ALREADY IN BORROWER's POSSESION; no need to apply if there's no such Collateral available (NO FUNDS FIRST).
This kind of financing is possible in many situations, including Bridge Financing, Land Acquisition, Development and Construction, Foreclosures and Bankruptcies, including DIP Financing.

Borrower/Collateral :
Loans are made for business purposes only. In most cases, personal guarantees are required. Collateral must be real estate or other fixed assets.
LTV Ratio:
Loan amounts can be up to 60% of the QSV of most real estate collateral, and up to 75% for income producing properties. If the loan is used for construction or renovation, the loan can be funded in stages as needed up to 60% of the improved value. Interest rate: Depending upon collateral, rates start at 12%. Rates for international transactions may be higher.

• Debt Financing
Available from US$ US$ 500,000 to over US$ 1 Billion. A retainer is required for this Service.
• Skyprops Finance Services has direct contact with numerous International and Offshore Commercial Lenders and Investment Banking Firms ready to meet your Funding Needs.
• Because many of these Funders are not regulated or managed by the same people as traditional Lenders, they are free to make Loans solely on the viability of your Project.
• These asset and non-asset based Lenders are located throughout the World and are always looking for profitable ways to invest.
• Our contacts underwrite loans, which are backed by income-producing properties, or other acceptable collateral anywhere in the United States , the Americas , and in many other parts of the World.
• Most Loans would have fixed interest that is usually based on LIBOR plus a margin.
• Typically, loan amounts range form 80% to up to 100% of the property value, with a term of 5, 7, 10, 15 or 20 years, and with 15 to 30-year amortization schedules
• Grace periods for repayment are negotiable and relate to the type of project.
• Terms and conditions are subject to alternation and depend on the current financial market situation.
The time to process and finalise an application is typically one to three months from agreements being signed and received to the funding being completed, in spite of this it is possible to finalise an application in a much shorter period depending on the complexity and type of transaction. Should you decide to move ahead with this kind of Funding, the Funding Institution will devote several weeks or months to establish funding. They will not work without compensation and will request a commitment to cover part of their due diligence costs and/or on-site visit. Part of the rationale is to protect themselves against fictitious statements or documents provided by a Client that would destroy a successful funding scenario or a possible decision by the Client to look elsewhere after several weeks or months of work on the part of the Lender.

• Equity Financing
The process starts by sending us a completed Application Form and an Executive Summary of your Project and further information related to the additional documentation that is available or is to become available. After receiving your Application Form and Executive Summary, we look at five key factors to determine the idea's potential. These five factors are: market potential and business model, management strengths, products, customers, and competition. We require a clear, concise and complete description of the business opportunity.
• Our evaluation consists of contacting five to ten selected Investors from our Database that most likely could have an initial interest in your Project. We only consider a project viable when at least 20% of the Investors we contacted show an initial interest in the possible financing of your project ; if positive, imagine the response we expect when we have contacted hundreds of Financing Sources and Investors.
• Once we agree to accept your project, we will ask you to sign our standard Financial Advisory Agreement (FAA), Commission Agreement (CA), and Letter of Intent (LOI). These agreements will recite the services S.F.S. is to provide, the time frame for the assignment, the documentation that should be submitted to us and our compensation. As previously explained Skyprops Finance Services compensation will consist of a retainer fee, based upon the amount of work required, plus a success fee of at least 3% based upon the amount of financing raised, should the project be taken to completion.
• Once we have received from you the signed FAA, CA, and LOI, we'll send you our Invoice and Banking details to enable you to SWIFT wire the Retainer Fee .
• S.F.S. will present your project to Selected Financing Sources and Companies and contact up to 500 (if necessary) Financial Institutions and Private Investors and/or up to 100 Companies interested in a Joint Venture from our Database.
• As soon as one or more Financial Institutions and/or Private Investors and/or Companies require a Business Plan for their review - if not yet received - we need you to send your Business Plan to Skyprops Finance Services by e-mail (preferred), or as MS Word or PDF document on a Floppy Disk or ZIP File by DHL, UPS or FedEx SFS will edit (only if necessary) your Business Plan, make copies and submit it to all interested Institutions and/or Investors.
• The prospective Investor(s) will examine your Business Plan , your team, vision, strategy and business opportunity more closely. If they are satisfied with the business model, they might wish to meet with the management team or carry out a site visit. Once they have reviewed your introduction, they would pass the proposal to the next stage of their evaluation process.
• In most cases, they would hope to reach the Negotiation Stage within 2-8 weeks after reviewing the Business Plan. Each deal is different, so it is difficult to give a precise idea of the total process time to completion, but we estimate between 45 and 90 days.
• Once they agreed on the terms and conditions of the deal, they enter the final Due Diligence stage. At this stage they complete their legal, accounting and business review in order to obtain confirmation of all the information collected in previous steps.
• And Finally, Completion. Once the due-diligence is complete the terms of the deal can be finally negotiated and, once agreed by all parties, the lawyers will draw up an agreement in principle, and then the legally binding completion documents, the entrepreneur ensuring of course that he understands all the legalities included therein.
